Is there a way to make sure that I dont get scammed while selling digital online codes on eBay? I'm new to doing this so I just want some things that I can do to guarantee I don't get scammed

There are no guarantees that any seller selling anything on eBay won't get scammed.
Make sure you're selling the digital goods correctly, and keep in mind eBay does not offer any seller protection for digitally delivered goods.

What rules do I follow to sell them correctly? And should I be suspicious if I get big orders of a digital code that I listed online?

You have no (eBay approved) way to prove a code was delivered or that what you provided was valid or working. Therefore you have little to no seller protection. er, IF I read things correctly.
So selling those and being new one is exactly what scammers look for. I would consider finding another item to sell. Sure there maybe a video out there telling you this is a great opportunity, but.....
I suspect your gut is telling you this anyway, or else you wouldn't be here asking questions! A fool trundles ahead without thought. You don't appear to be a fool!

Digital codes aren't allowed to be sold here unless you are an authorized seller, and there is no way you can ensure you don't get scammed. None. All a buyer has to do is say you sent them a bad code and they get their money back.

It's illegal for you to sell those ANYWHERE. It's prohibited by the Xbox Terms of Service. I'd say that's really all you need to know. You are violating copyright law with the listing you have up now. I'd take it down ASAP. If eBay discovers it, there's a good chance you'll never sell anything on eBay again.
