What is the correct course of action in this situation?
I have a buyer whom gave eBay an incorrect address, and is now demanding their money back. Has showed USPS has tried to deliver to address given but it does not exist as shown.
Reported them to eBay but not sure other then that what to do.

Were it me, I'd refund the buyer (less original s&h) when the package makes it back to me. Good luck, however you play it.

When the buyer gives an Undeliverable address, eBay does not require the seller to refund anything at all.
Tell the buyer to open a Dispute.
Give the tracking which shows the Undeliverable address.
Do NOT expect eBay to know this. Do it yourself.
You will win.
The buyer will not be able to leave feedback.
While eBay does not use FB to assess member accounts, it is used by your future customers and you don't want this particular problem raised.
If the buyer is being rational and polite, when you get the item back, you can refund their payment less your costs, such as shipping, fees, packaging, etc.

According to eBay policies, if you used the address provided by the customer, you're not even required to refund at all. Most honest sellers will refund minus shipping.

This is what I would do...
Wait for the item to be returned to me.
Issue the buyer a refund LESS ORIGINAL SHIPPING.
Technically, as @brightlightbookseller said, you are not obligated to refund the buyer at all.

You don't do anything unless the buyer opens an INR case and I would instruct them to do so. Upload the tracking into the case.
I would also BBL & forget them.

Buyer has opened a dispute that is why I was curious. Does show through tracking that it has tried to be delivered but with no success. I will do the right thing and refund them minus the shipping cost.

Just so you know ... eBay considers attempted delivery as "Delivered"
Enter the tracking # into the case and then refund the buyer once it gets back to you.

That does not make sense. How could it be called that if place trying to deliver to does not exist?

As far as seller protection goes, if delivery is attempted, it is considered delivered by ebay.
If the buyer is stupid enough to have it sent somewhere that doesn't exist, that's the buyers fault.

When you ship to the address on the order, any attempt to deliver that is recorded on the Carrier Tracking is considered "Delivered" by eBay because that is the address that the buyer gave. The buyer is responsible for having the correct address on file.
A buyer with an incorrect address has voided their MBG coverage.
You should enter the tracking to prove that you shipped to the address on the order.
When you actually get the item back, you can give them their refund minus shipping.

Good advice and reasoning, just want to add one thing:
In INR cases recently, I haven't been able to edit or add the tracking if it already shows delivered, and I'm not sure what @ellenshideout will see. OP, definitely see if you can add the tracking, but recently it's already been there and uneditable (it never was before, this started in the last few months).

Doesnt matter if the place doesnt exist, if thats the address the buyer provided. Ebay will consider that an attempted delivery.

Does show through tracking that it has tried to be delivered but with no success.
Don't trust eBay on this.
Add the tracking number yourself.
And while it is fine to say in the Claim that you will refund, say that you will refund once the item has returned to you.
I agree that it is a Good Practice to refund the selling price.
Just not any other costs the seller may have had.

I am really **bleep** at eBay right now. They gave full refund to buyer despite telling ME that it was noted and they would rule against buyer. Even made ME pay all fees associated with the shipment.
Said since no proof of delivery was given. Well, duh the address do not exist!
It is my birthday and really angry right now that this is ruining it!
Already put all listings on hold and will end them all done with eBay!
