Return not initiated through eBay, how do I refund?

I accepted the return and The buyer has returned merchandise but did not initiate the return through eBay. She just sent it back. Does she need to initiate the return through eBay prior to me refunding the purchase price less the  original shipping? Thank you so very much.I really appreciate the help

What was her reason for the return?

She said the pants were not the right size. 
8 photos were posted showing exact measurements.

I believe this was buyers remorse.

and, she has already agreed to just being refunded the item price and not original shipping. This was all done through eBay messages.

When you get the pants back (not sure if you did or not), just go to the item drop down in your orders and select refund the buyer and deduct the shipping you paid since this is an "off the books" refund.

Keep in mind that if the buyer ever changes her mind and wants the rest of the money back, they can file an INAD claim and you would have to refund the shipping as well...just keep that in mind.
