wrong address provided by the buyer

How do you handle when an item is returned - wrong address doesn't live here? Item was sent to address provided by the buyer.

Cancel transaction due to problem with buyer's address.  You should refund the price of the item only and deduct cost of shipping since the buyer confirmed his shipping address on eBay checkout.  You shipped to the address eBay gave you, so you are covered.
