I am the seller.  The buyer lives close by.  I can deliver the item to the buyers house today, after I send a message to that effect.  Is this ok to do?

I would not hand deliver.  you will have no proof of delivery, and it might not be convenient for your buyer to be home to sign a receipt.  If the buyer paid for shipping, I would ship.

You will lose your seller protection of proof of delivery.  Just ship.  I know I wouldn't want a seller coming to my house!  I have sold to buyers who live nearby and I always ship.
