I'll try to keep this brief. Two times now I have gotten weird buyers. I have a listing for a rare Disney pin up. After a while of being up and no one biting I get a message from someone wanting to buy it. They wanted closer photos of the pin since it's still in the packaging to confirm that the pin itself is not damaged just some on the wrapping. After confirming we agree on an offer price since it wouldn't let me turn offers on since there was already an offer sent to interested buyers/watchers. Since they were located in China they said they had a friend in America who would contact me. A few hours later another user messaged me with a screenshot of the messages between me and his friend and confirming the agreed amount and that he was located in the US. Payment is made about two hours later and I go to make the label and something just feels off to me. I check the address and the address is to a warehouse that's not even open with another warehouse next to it that is open. Now I've sold and sent items to people's work before, not on ebay yet but i sold a trading card game deck to someone in a facebook group who gave me the address of his job and there were no issues. Thinking that this is similar i message the buyer to ask if the address is correct. 24 hours go by and no response. I check their feedback and it's all positive, but one mentions that the buyer canceled payment. I message the seller to ask if the payment was canceled after they had shipped the item to see if i was getting scammed. They say the payment was canceled before they shipped the item and I thank them for their time. I try messaging them again about the address and another 24 hours goes by and nothing. Not liking the feeling I was getting I canceled the sale and relisted the item. That was two weeks ago and I have not gotten any messages from either person involved so I am assuming it was some kind of scam.
Now today someone bought some cardfight vanguard cards I've had listed for a few months now. I think it's a little weird due to the cards recently getting reprinted but decide to make the label all the same. I check the address and the address given is just a street, no house, no apartment. Double checking the address the closest building to the given address is a "disposable foodservice and janitorial redistribution company". I am also getting a bad feeling from this sale and am thinking of just canceling the order despite them having nothing but positive feedback. another note is their page says their location is in the UK but the given address is within the US
Am I wrong in these two instances? Is this a common scam on ebay/other places?

And you are positive that the "strange shipping addresses" you are seeing are not actually the addresses of freight forwarders?
Any time any seller is concerned about the authenticity of a buyer's address, he is free to contact the buyer and make sure the address is correct. If there is no reply, the seller is free to cancel, citing "problem with buyer's address". Just as long as you don't find yourself cancelling just about every transaction for that reason. eBay does frown on that.
PS: And you have sold only two items on this ID. Are you saying both of them had weird addresses?

I'll contact the second buyer to see if the address is correct but if they don't respond I might cancel. The address of the first situation was a warehouse not even open for business anymore.
I've sold six items so far and these two times are the only times something like this has happened.
