I set up a reserved or personal listing. For title I use their ebay ID such as "Reserved for... Then I post a generic picture and in the description I specifically list what is included. Given the nature of what you sell, you may want to post an actual picture in the second picture slot.
When that is done I email the buyer with the ebay item number. The buyer can put that number in the search bar and go directly to the listing.
This can only be done with buy it now listings.
This has worked well for me and my buyers greatly appreciate it.

I just make a listing w Make an offer enabled, with an outrageous price, give the buyer the URL and tell me to Make an offer the agreed upon price which I will accept..

I agree: a high price with "Best offer" makes sense. Then if the buyer never makes an offer, you're not stuck wondering how long to wait before you revise it to be a normal listing.

Buyers really like it when a seller does something special just for them.
Good luck!
