So i have several listings with variations. A customer would like to buy the remaining 4 items from one of them but at a discount. Each item is $12 but she wants them for $10 each. I have agreed to this. My question is, what is the best way to complete the sale. I told her to pay full price and then I would send her an $8 refund to make up for the difference. Is there a better way to do this? Or is this the best way?

You could create a new listing, a bundle with all 4 products..

Or have her add them to her cart and then request an invoice before paying. When you create the invoice, you should have the option of applying a discount.

I would do what Pikabo has mentioned. I have always created new listings for my customers. If you refund the 8 bucks you will lose the percentage in fees on that 8 bucks.

The key word is "SHOULD" but Not Always.

The option you mention, @rebell45 , only works so long as the discount is equal to or less than the total shipping cost.
For me, my combined shipping rule had already discounted shipping. I wanted to discount price.
Why does eBay assumes we won't want to discount the price, limit us just shipping costs?
I wish there were a way to do it through the invoice!

Change listing to accept offers. Or if you have the option, send offer in the message area. Can also just do discount after the fact like you were thinking of doing.
