The right way to do this if buyer already paid is to cancel the transaction for buyer request and relist with the free local pickup option.  This way buyer gets the confirmation code to give you to maintain your seller protection.

File a Cancellation with Problem with Buyers address.  Relist the item with Local Pickup, and buyer repurchases.  ebay will send a message to the buyer with the QR-code and 6-digit code.  When the item is picked up, you either scan the QR-code with your phone (or enter the 6 digit code into the transaction).
