How can I do an exchange if I initially sent the wrong item to a buyer?

Buyer has initiated a return request.  I sent a skirt when she had purchased a pair of pants.  She would still like the pants.  What is the process/procedure for making an exchange.

Accept the return and that will send a prepaid shipping label to the buyer.  Buyer returns the item.  Once tracking shows Delivered back to you, you have 2 days to refund the buyer. 

Now relist the item for the buyer to repurchase.  Send the new item number to the buyer.  Buyer repurchases, pays, you ship and make sure you send the correct item this time.
