Is the address possibly that of a freight forwarder? I've sold using them with no problems, for what it's worth...

As long as you are shipping to the address on file, it very well be a relative or, as mentioned, a freight forwarding address.
I too have shipped without problems under those circumstances without issue.
This is just another example of how each seller must weigh what they deem is in their best interest.
Selling online has many potential problems as well as many rewards.
The best moving forward.

I checked though google maps and the location looks like a warehouse.

You worry too much. If he has good feedback ship away. I live in Canada and have 3 addresses I can ship to in the US.

Buyer is most likely using a Freight Forwarder. Many international buyers do this to get around sellers who do not ship international.
It's not necessarily a cause for concern. Mostly depends on the item and what the buyer's feedback looks like. I ship to these forwarders all the time with no issues. You're at a little more risk as a low feedback seller, but not any more than a US based sale would have.
Couple things to know - if a return request is opened (let's hope not) - you're only responsible for the shipping from the US address, NOT wherever the item gets forwarded to, no matter how much the buyer might complain.
Second, you're probably going to have an extra 1.65% international transaction fee. It doesn't matter that you shipped to a US address - the fee is based on the registered address of the buyer.
