I have a 175lb couch listed for local pickup only. Buyer wants to come see couch at my house. How do I handle the visit and make the sale.

You would need to give the buyer your address and a good time to see the couch.
If you are worried about meeting a buyer in person have someone with you.

The sale has to be made before the buyer can come to your house ... you cannot give your address to the buyer before the sale. This is eBay policy to prevent circumventing eBay fees. When you make the sale, the buyer can receive your address.
Upon inspection, if the buyer decides they don't want it, then you refund the money (assuming they paid). If the buyer wants it, then the buyer will give you a code, and you put this code into the sale to indicate that it is picked up.

Untrue the buyer can select pay on pick up if the seller has that set up in the listing.

You are the seller, so you make the rules. Check your potential buyer's profile before setting up meeting.
The time? Daylight would be best.
Have company with you. Show a presence of security and help loading if the buyer purchases. You can always have the item moved outside (garage) for viewing rather than inviting the buyer into the house. Last thing you want is someone showing up with a carload of people who can cause distraction.
I would only accept cash. Tell that to the potential buyer before they come. Do you need to ink check the bills? That is up to you.
