I looked up the address it appears to be a Canadian shipment business where Canadians can drive across the border to pick up packages. Called My American Address which is fine but google says the business is permanently closed I tried calling them and the number doesn't work.

Sometimes when there is an "odd" address, it is prudent for a seller to know in advance if they are shipping to a freight forwarder. There are some added protections for sellers should the transaction 'go south' when the buyer makes use of a forwarder, but it takes knowledge on the part of the seller to invoke those added benefits.
Sellers need to ship to the address provided by eBay (even if it is wrong).

Why wouldn't sellers would be wary of an address associated with an uninhabited, boarded up building?
ebay notifies sellers on the shipping page anytime an address cannot be verified. I will not ship anything in such instances.

Canadian buyers using USA addresses for delivery is common practice for many ebayers.
"Ship to the address provided" is exactly right.
I wouldn't trust Google
to provide me with any information about anything.
Freight forwarders exist for a reason. Googling the address and making phone calls
to verify the information provided by the buyer to ebay, and then provided to the seller
by ebay, seems a little paranoid to me.
The drive from Sault Ste Marie CA to Sault Ste Marie MI is about 2500 feet.

Both addresses look identical to me so what’s the issue?
Ship it, if it gets returned it’s on the buyer not you.
You are not allowed to change the address the buyer has given you anyway as you would forfeit your seller protection in an item not received case if you do.
Communication is nice but not required.

Reviews for that business on both Google and Yelp say that the business is permanently closed. The most recent reviews I saw were from 2 years ago "This company is no longer in business." and 3 years ago "I've been trying to get my mail sent to canada since March. No response." Earlier reviews from 3 years ago and before were positive, but not in the last few years.
Some views on google street view show signs for this business, and some show signs for a different business. It appears there is a good chance that they went out of business during the pandemic lockdown.
If the phone number is not working, then I would say that it looks like there is a problem with this address.
Give the buyer a few days to respond to your messages. If you are concerned about the package getting lost, and the buyer is not responding to messages, then you can cancel the transaction with the reason "Problem with buyer's address". If they buyer ends up wanting to use a different address, you would have to cancel and relist it anyway.

And how do you know the buyer doesn't work at the new business at this address? There's no problem with the address here, it's a valid address. I'm concerned about every package getting lost, should I cancel every transaction with the reason "Problem with buyer's address?"

I didn't make any suggestions as to what you should do with your business.
It's up to @come-n-git-it to decide at what point they become nervous about a transaction. Seller protection is not always 100% reliable, even when it's supposed to favor the seller. OP has sold some things recently for over $100, and maybe this is over their tipping point.
If the buyer works at that address, then they could answer the seller's messages and confirm the address is not a problem.

The buyer shouldn't have to confirm their address. You just ship it to the address they provided. If it's not the right address, that's the buyer's problem. If sales over $100 make you nervous, then you probably shouldn't be selling stuff on the internet.

If you all must know I was only suspicious because the buyer has no recent feedback And their last feedback was couple years ago. It’s weird they would but something now and ship to a closed business.
