Changing the SHIP TO ADDRESS for a complete auction

I just sold an item and the item is large. I cannot ship to a P O Box for the shipping the buyer has paid. I'm told I can't change the ship to address, that I will have to cancel the auction and have the buyer change his address to a physical address. Question is DO I CANCELLED THE WHOLE TRANSACTION  and RELISIT AS A 'BUY IT NOW'. The buyer is willing to do what ever is necessary, but does he change his address prior to replacing his bid?? If so can I make it an exclusive 'BUY IT NOW' just for him??

Yes, cancel as problem with buyer's address and relist it for him to purchase.  He can change his address during checkout, or he can change his primary ship to address before checkout - whichever he prefers.
