For seller protection, you need to ship to the address the buyer provides at checkout.
The buyer needs to select/add the correct shipping address for the purchase at checkout when he pays. If he hasn't paid yet, instruct him to do so.
If he has already paid, you should cancel the transaction (due to problem with address), relist, and provide the item # to the buyer so he can repurchase with the correct address.
