Unfortunately, the statement in your listing Description ("SHIPPING ARRANGMENTS BUYERS RESPONSIBILITY") does not override the choice that was made in the shipping section of the listing form where as noted in the other posts you offered free local pick up and free shipping.
The correct option choice when setting up the listing form would have been "Freight," but even then generally the responsibility for arranging the shipping belongs to the seller.
You offered both free shipping and free local pickup. The mistake is on you, not the buyer. You can cancel the sale but use the correct reason for the cancellation, don't try to save a defect by choosing a false reason for the cancellation. Before you re-list it, make sure to remove the free shipping option from the listing.
Your listing offers "free standard shipping" (to arrive by Feb. 14) AND "free local pickup". Seems as if you made the mistake and should not have offered standard shipping.

Why not just cancel, using "problem with buyer's address" as the reason?
Because it wasn't a problem with the buyers address, it was a problem with the listing offering free shipping or free local pickup. They address isn't what is wrong, it was the listing that had the mistake.
