There are a lot of double wides in good parts of the Coeur d'Alene/Rathdrum/PostFalls area for under $400k. That's even with the hot CdA real estate market here. Bargains can still be found.

I'm going to need to sell a few more $4 items to make that up.
It went up because my state property tax more than doubled in one year.
I'm ready to pack up and move to Idaho.
Banks here aren't even doing big increases on people's mortgages (unless you're variable). They're now demanding lump sum payments if you want to keep your house (and your mortgage with that bank). If I don't like my bank's offer come next year when it's time to renew (mortgages are renewed every 5 years, or whatever term you get), it's tough beans for me... no other bank would touch me because they're too busy disqualifying all my income and telling me I can't afford a mortgage. (But I can rent anything in this city I want, all the landlords would love to have me as their tenant, and they don't care that my income is mostly self-employment).
I've decided I'm never moving... I'm hoping because I paid down more than was required of me in the past five years the bank will let me stay and give me a renewal.

Good explanation, that describes exactly how it works here in Canada. We don't have the option of borrowing for a 30 year term with no interest rate change. You have to change interest rates when it's time to renew.
My issue with the banks is that they find any reason they can to tell you that your income is not secure or "doesn't count" for qualification of your mortgage. My job pays 25% of my total gross revenue in a year, but they disqualified the other 75% of my income sources. it doesn't matter that I can show tax returns, bank statements, HST filings and all that to back up my claims, they already decided by their guidelines that "this type of income doesn't count."
I've heard people who earn commission (even when it's more than 50% of your revenue), or tips, have trouble qualifying for a mortgage as well. The guy who sold me my car said he makes 100K a year due to commissions, but he doesn't qualify for a mortgage because 10 years of earning this income in commissions doesn't mean anything to the bank, their attitude is "maybe this year you won't make as much".

The way it works, you get a mortgage for x number of years (25 I think if it's your first home, you can go up to 40 years though), and they give you a term, it could be 2 years, or it could be 10 years if you're lucky enough to lock a good rate for that long. the better the rates, the less likely you'll get a term longer than 5 years. Then they renew it when the term expires.
Apparently 20% of Canadians have negative amortization, which is the reason for the lump sum demand (if they don't feel you can handle increased payments). I've paid off more than was expected of me, but I'm sure my payment will go up because interest went up, unless of course I want to stretch out my mortgage and take longer to pay (which costs more for the borrower in the long run, but banks like it). Apparently something like 25% of Canadians have mortgages that are longer than 35 years. The guy who was on the news the other night said he has 47 years left on his mortgage. That's another reason for this lump sum payment demand is to take some of those years of the loan, by paying it down.

The wife needed milk. "That milk" stayed in the store.
We have two Walmarts and a Costco close by here in my city in Idaho. Earlier this week we paid around $1.60 for a half gallon of 2% milk, and $3.89 for a gallon of unleaded gas. When I moved here from California 6 years ago (the best move I made in my life), that gallon of gas at Walmart or Costco was as low as $1.99. Go figure.
My brother lives in Lodi, CA, in the Central Valley, and his gasoline at both Walmart and Costco are creeping up to nearly $6 a gallon. He's ready to come out and join my other brother and me.
It does make a difference where one lives and how people adjust their lives.

Since this is a little bit off-topic, this is the last I'll say on the issue of inflation and the economy. I don't want to take away from James and his OP.
Your list of worst states for education is way out of date. West Virginia is the worst. Idaho is #36 on the list, and has made steady strides upward over the years. In fact, Idaho's overall rank of education is ABOVE Arizona, where you currently live, and Arizona ranks way down in quality of education at #44. My wife's granddaughter just graduated from North Idaho College in Coeur d'Alene with a degree in state-of-the-art Graphic Design, and already has job offers from many areas of the country.
Sorry you left Sandpoint. I wish you would have stayed. My wife and I often travel thru beautiful Sandpoint to visit relatives in Bonners Ferry or to go to Canada to see a great hockey game. Years ago I visited the Tucson area many times and almost bought a small estate in the Tanque Verde area. I also visited Northern Idaho and far Eastern Washington. Idaho won as the best choice, and has consistently ranked within the top 5 or 10 states to retire in. There's a massive housing boom and advanced healthcare expansion here in order to accommodate the influx of people moving here from California, Nevada, Oregon, Illinois, and western Washington State. I won't go thru a list of benefits or what the stable government here thankfully does not put up with. But just last year my wife and I noticed a $400 bank deposit from the State of Idaho that we weren't expecting. I researched it and found out that the Governor ordered the State's surplus be returned to the residents. Imagine that happening in most states - especially California, which I was fortunate enough to decide to escape.
When I moved here in 2017 and got the keys to my home right on the Spokane river out my back door, my low-grade depression magically disappeared. Everything I had in California I can also have here... for a whole lot less. I lived in CA for 50 years before retiring here, and saw that state steadily deteriorate. So did over 300 former and retired LAPD officers who now live here in Kootenai County as well.

I know all about the cops that moved from California…we dealt with them and their attitudes for many years. We lived at The Idaho Club between Sandpoint and Hope, yes it was beautiful. Prior to moving there we lived in Hope. Thing were much different then. Just regular people, retirees, hippies, no political movements or positions. It was a nice place to live.

Our two youngest graduated from high school in Clark Fork which is a funky place, and received a decent education. our oldest graduated from the University of Idaho, and got his masters at Washington State. The Jr College in Coeur D Alene is a good school, and more kids need to avail themselves of these 2 year colleges as they are good, and reasonable.

I look at real estate daily, and when I see a piece of junk for $1,000,000 plus I am shocked. Homes at The Idaho Club for $3,000,000 is a joke.

I understand that completely - hubby and I have been cutting our grocery shopping down to "necessary" items. We might splurge once a month on "goodies".
I was taken so aback by the 1/2 gallon price that I did not even price the "gallon" of milk at that store.
Got a half of Wally milk a few days later. That chain store has always been a bit high on milk, but that was higher than convenience store prices. Not sure what the deal was. Did not ask. My CC did the talking for me, and it refused to communicate.
I do not have anything up with a price as low as $4, so my recent sales have been items which ship by ESE. I have a small number of items I used that shipping method for.
Rainy. I shut down for the weekend so I don't have to walk to the mailbox in the rain. That will provide more opportunity for the rest of you to at least double inhawii's big $ sale 😠(I need to stay under $20K)
Others here have been complaining about the downturn in sales mostly this year, which is appearing to be real across the board. A lot of the complaints are blaming eBay and its policies. I don't think eBay is the primary cause of what's currently happening, although eBay seems to be a convenient whipping boy.
Throughout Monday-Friday, this year I'm lucky to have a total of 2 or 3 sales during those 5 days. BUT on the weekends I'm getting 5-7 sales in just 2 days. This has been consistent for the last couple of months. What this is telling me is that in line with the normal summer downturn that has occurred every year for the last 25+ years, buyer funds are very tight, along with the fears that inflation is causing customers to hold back. They're buying from my store mainly on the weekend, not much throughout the week.
My mental tracking of sales trends over the years is telling me that inflation and fears of it escalating with no end in sight is the main culprit right now. When inflation and its fears die down and people breathe better again, things will go back to normal.
This is called the ups and downs of the financial health of our country, which affects nearly everything - online commerce included. Think about the malaise of inflation the next time you vote -- it's simple cause and effect.
I'm still expecting the normal upturn in sales during the Christmas Holiday season, which has always been healthy for my store regardless of occasional economic downturns. Hopefully this year will be the same as the last 25... cross your fingers, be wise and flexible with your listings and ride it thru... It'll be bumpy.

The downturn in sales here is NOT primarily eBay's fault. The same general downturn in sales is happening to Amazon, Etsy, where I also sell or have sold, and some other online commerce venues. The common denominator to all three is the economy and its current state. eBay's reaction and policies may be different and contributing to the downturn, but they are not the primary cause. Common sense uncovers what is happening and the cause of it.
My recommendation to think about the economy and inflation the next time you vote is neither political nor a "rant". The comment does not take any sides. Both parties are at fault. But the policies we vote for affect everything in our lives, and especially our pocketbooks. And it's our pocketbooks and how much we have to spend that affects the rise and fall of our sales. Period. Is it more important to buy an Avon candle holder from me on eBay, or to now spend nearly double for gasoline for our vehicles to take us to and from work? Then there's the sharp rise in food, utilities, etc. That's more important to most people than collectibles and hobby supplies. Because of that, I'm adjusting my sales listings and expectations while I ride things out. It'll come around.
Enjoy your time in Hawaii next week. I've been there 5 or 6 times myself, and have owned two properties there. And don't forget to respectfully take your hat off if you are allowed to visit what's left of Lahaina, my favorite town.

I look at real estate daily, and when I see a piece of junk for $1,000,000 plus I am shocked. Homes at The Idaho Club for $3,000,000 is a joke.

·2 years agoI understand that completely - hubby and I have been cutting our grocery shopping down to "necessary" items. We might splurge once a month on "goodies".

AZ is the cheapest place to buy milk. I would have guessed Wisconsin, land of cheese.
I understand AK and HI because of transportation costs ... but what the heck is going on with PA and ME? Are there no cows in Pennsylvania or Maine???

·2 years agoI was taken so aback by the 1/2 gallon price that I did not even price the "gallon" of milk at that store.
Got a half of Wally milk a few days later. That chain store has always been a bit high on milk, but that was higher than convenience store prices. Not sure what the deal was. Did not ask. My CC did the talking for me, and it refused to communicate.

·2 years agoI do not have anything up with a price as low as $4, so my recent sales have been items which ship by ESE. I have a small number of items I used that shipping method for.
So far no scans.

My needs are a MUCH higher than that. I figure I need to clear at least around $7.
Then I can go to Taco Time and get a Taco cheeseburger and some mexi-fries.
Wishing for you to at least double your sales over the weekend!

·2 years agoI think Taco Time is mostly Pac Northwest, but locations in Canada. I hate most fast food dumps but Taco Time is good - local ingredients and fresh.

You're right, it is getting pretty bad right now.
Others here have been complaining about the downturn in sales mostly this year, which is appearing to be real across the board. A lot of the complaints are blaming eBay and its policies. I don't think eBay is the primary cause of what's currently happening, although eBay seems to be a convenient whipping boy.
Throughout Monday-Friday, this year I'm lucky to have a total of 2 or 3 sales during those 5 days. BUT on the weekends I'm getting 5-7 sales in just 2 days. This has been consistent for the last couple of months. What this is telling me is that in line with the normal summer downturn that has occurred every year for the last 25+ years, buyer funds are very tight, along with the fears that inflation is causing customers to hold back. They're buying from my store mainly on the weekend, not much throughout the week.
My mental tracking of sales trends over the years is telling me that inflation and fears of it escalating with no end in sight is the main culprit right now. When inflation and its fears die down and people breathe better again, things will go back to normal.
This is called the ups and downs of the financial health of our country, which affects nearly everything - online commerce included. Think about the malaise of inflation the next time you vote -- it's simple cause and effect.
I'm still expecting the normal upturn in sales during the Christmas Holiday season, which has always been healthy for my store regardless of occasional economic downturns. Hopefully this year will be the same as the last 25... cross your fingers, be wise and flexible with your listings and ride it thru... It'll be bumpy.

·2 years agoPlease no politics. People, you included, go on rants. It is Covid, it is the economy, it is interest rates (let me tell you about interest rates..our first home in the 70’s was 10%. We do not have a mortgage.)
People spend too much money. I have a neighbor, two incomes, in the last 6 months, 2 new electric cars, solar added to home, $7000 hunting trip, etc. braces for kids, etc, etc. Jobs were up 336,000 last month, price of gas is control by the Middle East…I know you don’t get it, but it is not the economy.
IT IS EBAY. THEY DID IT. I am going to Hawaii next week. (and it is paid for). So much for the economy. 🙄🙄🙄

The downturn in sales here is NOT primarily eBay's fault. The same general downturn in sales is happening to Amazon, Etsy, where I also sell or have sold, and some other online commerce venues. The common denominator to all three is the economy and its current state. eBay's reaction and policies may be different and contributing to the downturn, but they are not the primary cause. Common sense uncovers what is happening and the cause of it.
My recommendation to think about the economy and inflation the next time you vote is neither political nor a "rant". The comment does not take any sides. Both parties are at fault. But the policies we vote for affect everything in our lives, and especially our pocketbooks. And it's our pocketbooks and how much we have to spend that affects the rise and fall of our sales. Period. Is it more important to buy an Avon candle holder from me on eBay, or to now spend nearly double for gasoline for our vehicles to take us to and from work? Then there's the sharp rise in food, utilities, etc. That's more important to most people than collectibles and hobby supplies. Because of that, I'm adjusting my sales listings and expectations while I ride things out. It'll come around.
Enjoy your time in Hawaii next week. I've been there 5 or 6 times myself, and have owned two properties there. And don't forget to respectfully take your hat off if you are allowed to visit what's left of Lahaina, my favorite town.
